Common Metal Roof Repairs That Might Be Needed On Your Roof

by Roger Hoffman

If you own a home with a metal roof, you might have had pretty good luck with your roof so far. Because metal roofs are designed to be so durable and long-lasting, you might not have had any problems with yours so far. However, repairs might be needed at some point. There are various things that can go wrong with different types of roofs, including metal roofs. These are a few examples of common metal roof repairs that might actually be needed on your own roof.

Replacing Screws

With most metal roofs, the metal roofing material is secured in place with screws. Typically, good-quality screws are used so they will last for a long time. However, over time, they can rust or strip out. Additionally, if they weren't put into place properly in the first place, there might be leaks present around the screws, or the screws might not be doing a good job of holding the metal roof material down. At this point, it might simply be necessary to hire someone to come and remove your existing roofing screws and replace them with new ones.

Replacing Flashing

Flashing is used around the edges of your roof, and it's also used in places where your roof meets chimneys or vents. On a metal roof, flashing is typically made of metal as well. If the flashing was not installed properly, or if it's become bent or otherwise damaged due to time and the weather, then the flashing might have to be replaced. This prevents leaks, and it is also good for making sure that your roof has a nice, even look.

Adding Sealant or Tape

Sealant or a special type of roofing tape is often used to serve as a seal in various areas around a metal roof. If your roofing installer skipped this step, or if the sealant or tape is starting to fail because of age, then it might be time for new sealant or tape to be added. A metal roof repair professional should know about where sealant or tape should be applied, and they should know what type to use on your metal roof.

Repairing Rust or Corrosion

Although there are many upsides to choosing metal roofing for your home, one downside is that you do have to worry about rust and corrosion, which simply is not an issue with many other roofing types. In some cases, such as if the problem is caught early, the rust can be removed from the roof. Then, a rust inhibitor might be added, and the roof might be painted. Not only will this help with the rust issue, but it'll make your roof look really nice, too.
